最近香港部分豪宅價格飊升,其中天匯呎價七萬一千元更是世界紀錄。有人擔心樓市泡沫形成,但也有人表示天匯只屬個別例子,其他豪宅與大型屋苑未受影響。政府儘管經已嚴限銀行的豪宅按揭成數至六成,但批評卻指作用不大,尤其現時手持資金入樓市的投資者 - 大部分是內地人 - 他們有能力支付破天荒價格,根本無須按揭。究竟個別豪宅價格上揚會否帶動整體樓市泡沫?資金湧入樓市,會否使小業主置業更難?一旦資金撤出,對本港經濟又有何影響?

The prices of some luxury properties in Hong Kong have been going through the roof recently, with one duplex on Conduit Road fetching $71,000 per square foot, a world record price. While it has some worried that a bubble may be forming, others say the cases are to be taken individually, and other luxury and mass residential prices are not affected. The government has ordered banks to cap loans for luxury flats at 60% of the value, but critics say it won't stop the high end buyers, mostly mainlanders, from paying exorbitant prices because they don't need a mortgage.
